Job Overview
The successful candidate will be responsible for developing and executing marketing strategies that maximize occupancy across Wappler Capital’s portfolio of RV parks, multifamily residential properties, and self-storage facilities. The primary objective of the role is to generate qualified leads and convert vacant spaces into long-term, revenue-generating tenancies.
Success in this position requires a strong understanding of lease-up strategies, with a focus on increasing occupancy at underperforming or newly acquired properties. The ideal candidate will identify and target key customer segments, particularly long-term tenants such as travelling professionals, construction and infrastructure crews, military personnel, travel nurses, and individuals requiring temporary accommodation, while also attracting short-term travelers where appropriate.
The role involves ensuring that each property maintains a strong online presence across major search platforms, mapping services, online marketplaces, and industry-specific directories. Emphasis is placed on implementing effective search engine optimization (SEO) strategies to improve visibility and generate a consistent flow of cost-effective organic leads.
The successful candidate will also be expected to manage enquiries efficiently by implementing rapid response processes that maximize lead conversion. In addition, the role requires proactive business development through outreach to contractors, staffing agencies, project managers, industrial facilities, and other organizations requiring accommodation for workforce teams, with the goal of securing group leasing opportunities.
Responsibilities include designing and evaluating promotional campaigns, such as move-in incentives, extended-stay offers, and referral programmes, while monitoring their effectiveness and return on investment. The role also focuses on strengthening the company’s online reputation by encouraging satisfied tenants to leave positive reviews and maintaining engaging, up-to-date property listings with high-quality imagery.
Performance will be measured through ongoing analysis of key marketing and occupancy metrics, including occupancy rates, lead generation by marketing channel, and cost per acquisition. The successful candidate will be expected to make data-driven decisions, continuously optimize marketing performance, and redirect resources towards the highest-performing initiatives to support sustainable business growth.
Core Responsibilities
- Develop and implement marketing strategies to increase occupancy across RV parks, multifamily properties, and self-storage facilities.
- Plan and manage geo-targeted Google Ads campaigns for individual properties.
- Monitor advertising budgets, cost per lead, and cost per move-in performance metrics.
- Create, publish, and regularly update property listings on major online platforms.
- Ensure all listings contain accurate pricing, photos, contact information, and booking details.
- Conduct keyword research to identify high-value local search opportunities.
- Optimise WordPress websites, including titles, meta descriptions, headers, content, and site performance.
- Develop high-converting landing pages that improve Google rankings and generate enquiries.
- Maintain consistent business information across directories and local listings.
- Track keyword rankings and organic traffic performance on a monthly basis.
- Build and maintain contact lists of contractors, staffing agencies, and project offices.
- Conduct outreach to promote crew housing and workforce accommodation packages.
- Negotiate and coordinate group leasing and monthly accommodation arrangements.
- Manage social media content and publishing schedules for each property.
- Promote properties within relevant local online communities and Facebook groups.
- Oversee Google Business Profiles, including posts, photos, categories, and review responses.
- Implement review-generation initiatives for satisfied tenants.
- Create and distribute regular email marketing campaigns using platforms such as Mailchimp.
- Coordinate the collection of fresh property photos and videos from site managers.
- Respond promptly to enquiries received via websites, email, and social media channels.
- Maintain an organized lead pipeline and track lead sources and conversion stages.
- Collaborate with property managers to arrange tours and move-in processes.
- Launch and market newly acquired properties by establishing their online presence.
- Set up websites, business profiles, listings, and advertising campaigns within launch timeframes.
- Use AI tools to create marketing content, listings, emails, and reports.
- Develop automated lead-response, follow-up, and review-request workflows.
- Identify opportunities to streamline repetitive tasks through automation.
- Monitor occupancy, lead volume, response times, and conversion rates weekly.
- Prepare performance reports and recommend data-driven marketing improvements.
- Document processes and create standard operating procedures (SOPs) to support scalable operations.
Skills & Requirements
Essential Requirements
- Minimum of 2 years’ experience in marketing properties or local businesses, such as RV parks, apartment communities, self-storage facilities, hotels, or similar industries.
- Proven hands-on experience planning, launching, and managing Google Ads campaigns.
- Working knowledge of Search Engine Optimization (SEO), including keyword research, on-page optimization, and local SEO best practices.
- Experience optimizing and managing Google Business Profiles.
- Practical experience managing Facebook and Instagram business marketing campaigns.
- Proficiency in using WordPress to update website content and manage web pages.
- Demonstrated ability to use AI-powered tools to improve productivity, streamline workflows, and create marketing content.
- Confidence in conducting outbound business development through professional phone calls and email communication.
- Excellent written communication skills with a high standard of English.
- Availability to work during United States Central Time business hours.
Preferred Qualifications
- Previous experience leading successful lease-up campaigns for residential or commercial properties.
- Experience within the workforce housing, extended-stay accommodation, or crew housing sectors.
- Familiarity with marketing automation and CRM platforms such as GoHighLevel, ActiveCampaign, HubSpot, or similar systems.
- Experience using SEO platforms such as Semrush, Ahrefs, or comparable tools.
- Working knowledge of Mailchimp for email marketing campaigns.

- Establish and optimize accurate online listings for all assigned properties.
- Implement a consistent social media and content publishing schedule.
- Launch initial digital advertising campaigns.
- Complete keyword research and establish SEO targets for each property.
- Develop a comprehensive contact database of contractors, staffing agencies, and other potential business partners.
Within the first 60 days:
- Demonstrate measurable growth in lead generation.
- Consistently maintain enquiry response times of less than one hour during business hours.
- Initiate workforce accommodation and business-to-business (B2B) partnership discussions.
- Implement automated lead nurturing and follow-up processes.
- Establish reliable KPI tracking and reporting systems.
Within the first 90 days:
- Deliver measurable improvements in property occupancy levels.
- Achieve positive progress in targeted search engine rankings.
- Secure or actively progress at least one workforce accommodation or B2B leasing agreement.
